The City of Stamford Zoning Board recently approved the development of Metro Green, an environmentally friendly, mixed-income residential and commercial community that is designed serve as a model for smart growth in Connecticut and beyond.

Metro Green will consist of two components: a 17-story “best in class” office tower developed by the Malkin family’s W&M Properties, and an adjacent residential complex of 238 mixed-income units developed by the Connecticut office of Jonathan Rose Companies LLC. A new public plaza and various streetscape improvements will be part of the project.

Metro Green is designed to accommodate the growing housing demand for a range of income levels in Fairfield County and the New York metropolitan region, and supply 350,000 square feet of office space while having the lowest possible environmental impact. The complex will be located adjacent to the south side of the Stamford Metro North train station. The groundbreaking is scheduled for spring 2008.

The first phase of the project, Metro Green Apartments, was designed to meet the Enterprise Green Communities guidelines and will be seeking LEED (Leadership in Energy and Environmental Design) “new construction” certification from the U.S. Green Building Council. The residential development has been selected as a pilot project under the draft LEED neighborhood design criteria. Metro Tower has been designed to meet the council’s “core and shell” LEED Gold Criteria.
